Pickard Chilton, an award-winning architecture studio best known for its innovative and cutting-edge design of corporate headquarters and high performance office towers, has been selected by developer Hillwood Urban to design Field Street Tower, a 38-story office tower at 2012 N. Field Street in Dallas, Texas. At 600 feet, the building is expected to be the tallest office building developed in downtown Dallas over the last three decades.

Field Street Tower’s prime location by the Woodall Rodgers Freeway at the entrance to downtown Dallas will make it a “new gateway to Dallas” and serve as the “new centerpiece of the city’s skyline.” Pickard Chilton is the building’s design architect, while BOKA Powell is the architect of record. OJB Landscape Architecture is providing landscape design.

The tower will feature 520,000 square feet of office space across 23 floors, atop 7,500-SF of ground floor retail space and 13 levels of above-grade parking. For greater tenant flexibility, office floor plates range from approximately 18,000-25,000-SF, with 10-foot ceiling heights.

Pickard Chilton crafted a high-performance enclosure for the tower to distinguish it in the skyline. Field Street Tower was designed so that it would stair-step on the upper floors and feature a series of outdoor balconies as the building rises and twists. These unique outdoor spaces and the building’s vantage point in the city will offer tenants magnificent views over Klyde Warren park, the Perot Museum, the Calatrava Bridge and the anticipated Harold Simmons Park on the Trinity River.

“Establishing the gateway to downtown, Field Street Tower will create unique views and experiences from both inside and out, while also prioritizing the health and wellness of its occupants” noted Design Principal Jon Pickard FAIA, RIBA.

Field Street Tower’s 16th floor will have a public “sky lobby,” which leads to a private tenant lounge, ideal for collaboration, with comfortable furniture and park views. The sky floor will also feature a conference center designed with the latest technological capabilities, fully equipped for meetings, gatherings, and video conferences. These spacious amenities blend personal comfort and professional purpose. The 16th floor will also introduce more than a half-acre of outdoor space called the “Sky Park,” allowing tenants to benefit from connections to nature.

Other amenities at the property include a 9,000-square-foot fitness center set high above the city, facing a full wall of floor-to-ceiling glass, from which tenants can catch a unique view of Dallas. Field Street Tower will also house a coffee bar, and retail and restaurant space with outdoor seating.

Pursuing LEED Silver certification, the building’s sustainable technologies include energy efficient lighting and an optimized central plant. In addition, the HVAC system will be equipped with an ultraviolet air purification system to protect tenants from airborne contagions.
