Project Name: The Green at West Village

Company Name: The Michaels Organization

Project Location: Davis, California,United States

Project Information/Details: The University of California, Davis (UC Davis) recently hosted a grand opening for The Green at West Village, which includes 1.3 million square feet of student housing and amenity space. The $575 million project adds nearly 3,300 beds to the campus in apartment style units, helping the University toward its goal to house 50 percent of its student population. Phase I opened in September 2020. The Michaels Organization was the project developer, working with UC Davis in a public-private partnership. Global design firm Stantec provided architecture and interior design, buildings engineering, ICT, fire protection, acoustics, and landscape architecture services. CBG Building Company was the general contractor. All project costs are coming from the proceeds of a tax-exempt bond sale—the largest bond sale ever for a student housing project in the US. Situated on 35 acres, the project includes nine four-story apartment buildings along with indoor and outdoor community space and recreational fields. A 10,000-square-foot community building houses a fitness center, multipurpose room, and support services. Sustainability was a driving force for The Green at West Village. With its expansive solar electric arrays, The Green contributes to the overall neighborhood goal of net-zero energy annually, as the project will generate as much energy as it uses within a year. In addition to the solar facilities, the design encourages bicycle commuting for students. There is a designated bike-parking area for each bed in the complex—nearly 3,300—which supports reduced areas for car parking. “It was truly exciting to be part of an integrated team that helped UC Davis realize its housing goals, which sets the standard for the University of California system,” said Aris Garrison, Stantec design architect. “The objective to ‘make the best, for the most, for the least’ drove the design decisions. It’s inspiring to see the finished product, which demonstrates what is possible when public and private sectors work together.” The housing project includes studios, as well as one, two, three, and four-bedroom apartments. Each apartment has furnished bedroom and living spaces, bathrooms, full kitchens, and common spaces. There are also social and study areas on each apartment building floor. The apartment community will be operated by Michaels Student Living Management. Collegiate Housing Foundation will hold the ground lease with the University of California. UC Davis Student Housing and Dining Services will provide marketing, leasing, and on-site residence life support services.

Project Name: The Coast Guard Air Station at Point Mugu

Project Location: Point Mugu, California, United States

Project Information/Details: The Point Mugu Naval Base Ventura County will hold a groundbreaking ceremony Tuesday, July 27, for its $53 million Coast Guard Air Station. The permanent new air station will include a 43,045-square-foot hangar facility with four bays, shops, and storage for MH65T and MH60J helicopters, as well as a 12,183-square-foot administration building. Woolpert designed the air station and provided associated utilities, site improvements and sanitary sewer modifications. The firm also conducted bridge engineering and design to support the installation of a new concrete taxiway with asphalt-paved shoulders that will connect the new aircraft parking apron and aircraft hangar to the base’s existing NBVC Taxiway B. The concrete parking apron will include a hot refueling area and a TALON grid system to simulate U.S. Coast Guard ship tiedowns, as well as parking for 85 personal-occupancy vehicles. The one-story hangar will have support space for storage and maintenance and will be able to be accessed via a four-panel, vertical lift fabric door with a 250-foot clear opening. The administration building will contain offices, conference rooms, a clinic and berthing functions. The project was designed to achieve LEED certification. Woolpert Federal Design Practice Leader Joseph Bissaillon said the beddown of this air station is one of many multiple-award construction contracts that Woolpert has underway with the U.S. Coast Guard. “We have been working coast to coast on U.S. Coast Guard projects, from Ventura County to New England, Texas and Florida,” Bissaillon said. “This air station will help the Coast Guard reestablish its permanent presence in the Los Angeles area and continue its protection of U.S. waterways, ports and shorelines. We’re honored to support these contracts and to work with a proactive and collaborative design-build team.” The Coast Guard Air Station at Point Mugu it is scheduled to be completed in January 2023.

Project Name: Field Street Tower

Project Information/Details: Pickard Chilton, an award-winning architecture studio best known for its innovative and cutting-edge design of corporate headquarters and high performance office towers, has been selected by developer Hillwood Urban to design Field Street Tower, a 38-story office tower at 2012 N. Field Street in Dallas, Texas. At 600 feet, the building is expected to be the tallest office building developed in downtown Dallas over the last three decades. Field Street Tower's prime location by the Woodall Rodgers Freeway at the entrance to downtown Dallas will make it a “new gateway to Dallas” and serve as the “new centerpiece of the city’s skyline.” Pickard Chilton is the building’s design architect, while BOKA Powell is the architect of record. OJB Landscape Architecture is providing landscape design. The tower will feature 520,000 square feet of office space across 23 floors, atop 7,500-SF of ground floor retail space and 13 levels of above-grade parking. For greater tenant flexibility, office floor plates range from approximately 18,000-25,000-SF, with 10-foot ceiling heights. Pickard Chilton crafted a high-performance enclosure for the tower to distinguish it in the skyline. Field Street Tower was designed so that it would stair-step on the upper floors and feature a series of outdoor balconies as the building rises and twists. These unique outdoor spaces and the building’s vantage point in the city will offer tenants magnificent views over Klyde Warren park, the Perot Museum, the Calatrava Bridge and the anticipated Harold Simmons Park on the Trinity River. “Establishing the gateway to downtown, Field Street Tower will create unique views and experiences from both inside and out, while also prioritizing the health and wellness of its occupants” noted Design Principal Jon Pickard FAIA, RIBA. Field Street Tower’s 16th floor will have a public “sky lobby,” which leads to a private tenant lounge, ideal for collaboration, with comfortable furniture and park views. The sky floor will also feature a conference center designed with the latest technological capabilities, fully equipped for meetings, gatherings, and video conferences. These spacious amenities blend personal comfort and professional purpose. The 16th floor will also introduce more than a half-acre of outdoor space called the “Sky Park,” allowing tenants to benefit from connections to nature. Other amenities at the property include a 9,000-square-foot fitness center set high above the city, facing a full wall of floor-to-ceiling glass, from which tenants can catch a unique view of Dallas. Field Street Tower will also house a coffee bar, and retail and restaurant space with outdoor seating. Pursuing LEED Silver certification, the building’s sustainable technologies include energy efficient lighting and an optimized central plant. In addition, the HVAC system will be equipped with an ultraviolet air purification system to protect tenants from airborne contagions.
