Spectorgroup Named Architect of Record for 11 Bryant Park Plaza Repositioning

NEW YORK, NY — [May 14, 2026] — Multidisciplinary design firm Spectorgroup has been named Architect of Record for 11 Bryant Park Plaza, a through-block Manhattan office building owned by A.M. Property Holding Corp., Axonic Capital, and Platinum Properties. The firm is leading a comprehensive repositioning effort to elevate the asset's competitiveness and appeal to new and existing tenants. Located on 41st Street between Sixth Avenue and Broadway, the building connects to 40th Street and features dual lobby entrances, placing it at one of Midtown's most active crossroads. Recently rebranded from 114 West 41st Street to 11 Bryant Park Plaza, it takes its new identity from its prime location adjacent to the world-famous Bryant Park.

"11 Bryant Park Plaza has everything you want in a repositioning. Great bones, a prime Midtown location, and an owner who understands what it takes to compete in today's market," says Scott Spector, Principal at Spectorgroup. "Working in partnership with building ownership, the project is guided by a shared vision to ensure each floor reflects and advances the building’s evolution, aligning with the elevated standards the landlord is working toward."

Spectorgroup's scope centers on the building's pre-built office strategy: upgrading existing suites, retrofitting outdated spaces, and introducing new move-in-ready environments designed to attract a broader range of tenants. The firm is also supporting build-to-suit opportunities throughout the building, with a vision toward unlocking the potential of the upper-level floors as future amenity-driven environments. As Architect of Record, Spectorgroup is also managing the Alteration Certificate of Occupancy process, ensuring all upgraded spaces meet current code requirements.

"The existing conditions here are genuinely strong. Brick, steel, high ceilings. The strategy isn't to cover that up, it's to build on it," says Dexter Tinapay, Design Director, Senior Associate at Spectorgroup. "We're updating the pre-builts, creating move-in-ready environments, and making sure every space is positioned to attract the right tenants," adds Chip Stadnyck, Senior Project Manager, Associate at Spectorgroup.

Work is actively underway. Demolition on the building's top two floors is nearly complete, with test fits and broader renovations anticipated through Q2 and Q3. A brand new lobby and elevators are also in the pipeline, expected to be completed in early 2027. Overall, the project anticipates phased delivery throughout this year and into next.

Spectorgroup's work at 11 Bryant Park Plaza reflects its broader expertise in repositioning existing assets, balancing preservation of architectural character with the upgrades required to compete in today's office market.
