KTGY Designed Townhomes Island View and Waterside at Alameda Marina are Now Open

Today, in partnership with developer Landsea Homes and the city of Alameda, California, KTGY celebrates the grand opening of Island View and Waterside at Alameda Marina. The Alameda Marina master plan, prepared by KTGY, reclaims residential, open and recreational space from commercial waterfront. The development aligns new streets and pedestrian pathways to Alameda’s city grid and extends the Bay Trail through the site. The new townhomes clear the view to the Oakland Estuary, creating an enjoyable public experience for residents, visitors, pedestrians and cyclists.

The new townhomes are divided into two communities, Waterside and Island View, each with a design unique to their orientation along the waterfront. Waterside faces the marina, lines Waterlife Park and reflects its nautical influence. Island View homes are inland and gently invoke the area’s industrial past. Each residence orients so that front doors face the street. Corner units are modified to continue the welcoming sequence of doors that follows visitors down to the water.

The Waterside buildings use vertical tongue and groove siding along with a series of bays and aesthetic folds to invoke an unfurling sail. On the Island View side, facades utilize a vertical rhythm of board and batten siding to evoke the corrugated metal of the industrial buildings that once stood in their place. Each design has a contemporary aesthetic reflected in articulated massing, colors and materials.

Buildings along Waterlife Park use a rhythm of gently inflected bays that draws one’s attention to the water.

The Waterside development is a mix of three- and four-bedroom townhomes targeting both elementary and multi-generational families. Each unit features a rooftop deck to capitalize on views of the estuary and Oakland hills. Island View townhomes are two- and three-bedroom residences targeted to smaller families and single professionals. Many also contain rooftop terraces. Variety creates a range of options establishing an inclusive and dynamic development.

Aligning to the city’s Universal Design Ordinance, most units feature ground floor spaces accessible to people with disabilities. A number of units feature an accessible ground floor containing a sleeping space, kitchen, bathroom and laundry. This creates flexible living arrangements for grandparents, renters, adult children and people of differing abilities all living under one roof.

Each building is designed to meet LEED Silver standards and comply with Alameda reach codes. The buildings also meet a state standard requiring all new residential construction to be Zero Net Energy. With Alameda’s municipal grid using 100% non-carbon sources, these townhomes offer leading sustainability practices and help the city meet its housing goals, while reconnecting Alameda residents with their waterfront.
