Denver, CO – Denver-based Focus Property Group has selected global architecture, engineering and consulting firm Stantec to provide architecture and design for a 28-story Marriott hotel at 727 14th St. Currently the site of a parking lot on the corner of 14th and Stout streets, the new hotel will provide needed business-travel accommodations for visitors to Downtown Denver. The 342,000-square-foot space will include 525 rooms conveniently located directly across the street from the Colorado Convention Center, which sees close to 1 million attendees per year.

The new hotel will include underground parking, a ground-floor food hall and bar, a state-of-the-art fitness center, and more than 20,000 square feet of event space with an 8,500-square-foot ballroom. A rooftop bar, outdoor terrace, and event space on the 28th floor will offer guests stunning mountain and city views.

The property will be designed as an open and welcoming space, with a three-story transparent glass base that will include the hotel’s dining, meeting and event space as well as the hotel’s amenities. Taking advantage of Denver’s great year-round climate, the signature-third floor event space will showcase a large outdoor space and canopy overlooking 14th street. The project will include a landscaped green roof on the fourth level and will be compliant with Denver’s new green building code.

“This site has been in our portfolio for nearly 15 years and we have been waiting for the right opportunity to develop a project that will contribute meaningfully to Denver’s urban core,” said Josh Fine, Focus Property Group president. “We are thrilled to partner with Marriott, Stantec, and our entire project team to develop a world-class hotel that will redefine our city’s skyline.”

“We are proud to partner with Focus to bring this prominent new hotel to Denver,” said John Yonushewski, Stantec senior principal of Buildings based in Denver. “Our design for the new Marriott reflects Focus’ vision for creating a warm, welcoming guest experience consistent with the Marriott brand while also conveying a unique sense of place and belonging to first-time and returning guests to Denver. Our vision is to create a signature hotel that is bold, iconic, and captivating, which will be memorable for guests.”

This project is one of several high-profile architecture commissions Stantec is currently undertaking locally. In addition to the new Marriott, Stantec is leading the design for the Denver Zoo’s new high-tech animal hospital, Denver Water’s operations complex redevelopment, and the recently named McGregor Square, also known as the Colorado Rockies’ ‘West Lot’ project.
